The first step to planning your renovation is to decide on a budget.  This is the most important component on planning your remodel.  During the design stage, our team will provide you with a rough estimate of what your project will cost to provide you with a good idea of what the project will take to go from start to finish.

The next step in the process is to decide on what exactly you are looking for in your remodel.

Planning with DEVELEKO on features you are looking to add to the renovation allows us to draw up the preliminary design and work with you to get it exactly how you want it. 

Create a dream list.  Add the features you want, but may be outside your budget.  Because of the way DEVELEKO works, we may be able to provide you with those features with in your desired budget.

First Meeting

We provide you with a series of questions to understand exactly what you are looking for.

Weeks 1-2

In-Person Meeting

At this point we walk you through the entire process.  We come to the location, take photos and ask questions to make sure we understand what it is you want to achieve.

 

Weeks 2-3

In-person meeting

We bring a 3D design plan of the renovation and a detailed estimate of the cost.  We will provide you with renderings of your actual space with dimensions so you can see what the updates will look like.

Week 3

Design and Development Agreement

Once you are comfortable with the design and the estimate, the project development agreement.  This describes the design process and how the architectural plans will be developed.  It will also proved the final pricing and proposal stage.

Weeks 3-4

Schedule Meeting with Architect

We will schedule a meeting with the architect at your home so they can gather all the precise measurements.

 

Weeks 5-6

Architectural Plans & Permits

The Architect works on preliminary plans. Once you are pleased with the preliminary plans, the architect does the final construction documents. We submit the building permit application and the final plans to the local municipality for approval. This process takes 2-3 weeks.

Week 6-8

Proposal

We will schedule a meeting with our team at your home.  They will get a full set of plans and we will walk them through the project.  They can provide us with fixed costs for each of their area of responsibility.

Weeks 9-10

Pre-Construction Meeting

This is the final meeting before building begins. We go over final pricing and final plans to make sure we are in agreement. You meet the Lead Carpenter who will be running your project and we walk him through all of the details. We also go over a final construction schedule and expected completion date.

Weeks 10-12

Project Starts

We are now ready to start the project

 

Project Completion

Final Inspection

The final inspection is conducted by the municipal building inspector to make sure everything is done correctly and completely finished.  A final walk through is scheduled with the DEVELKO team and the homeowners to make certain everything has been completed to their satisfaction.
